A recent article from Architectural Digest highlights how often the millwork of a room sets the tone that all other elements will follow. Highlighted trends include a continued emphasis on white oak, interesting wall details, sustainability, use of color, and even acoustical, beautiful ceilings.

Compared to its flashier cousins like paint color, lighting, and furniture, millwork is often an underappreciated stalwart in interior design. And yet it’s often the millwork of a room the one that sets the tone that all other elements will follow. Stalwarts, by definition, are less susceptible to change than others, meaning that millwork trends are a little more slow-moving than others. That said, our pros are observing certain shifts.

Craig Montoro, of design and fabrication workshop First Third, says that with clients having ready access to visual resources online, he’s seeing less of a particular trend and more an amalgamation of several. “The results are more playful and whimsical,” he says. “We are seeing a trend towards the creation of spaces that integrate functionality and furniture into the original design intent, considering form and furnishings in parallel—millwork treated more like furniture, and furniture more like millwork.”

Read on for Montoro’s and other design experts’ observations of what’s prevailing in millwork trends:

Wild for white oak

Pretty much all of our pros agree that white oak continues to be the golden child when it comes to selecting wood.
“We haven’t seen much change in tastes in the kinds of woods requested and the styles and patterns in which they are used and applied,” says Montoro, who recently worked with General Assembly on the millwork for an apartment reno in the cherished Apthorp building in New York City. “The majority of our work is either white oak or black walnut. With white oak, the tendency towards a finish with a cooler color has persisted.”

“Its clean lines and blonde white tone make it a really beautiful species to work with in almost any setting,” interior designer Shannon Tate-Giordano says. “It’s a quiet wood so it holds a clean minimal elegance and lets the artistry, lines, and shape of furniture pieces and millwork be the star of the show. White oak can be a bridge between old and new; [it] can be a quietly elegant player in a traditional home peppered with modern furnishings [or] in a modern home adding depth.”
In one of Tate-Giordano’s recent projects, a renovation of a Queen Anne Victorian home in the Boston suburbs, the existing millwork was a marvel of intricacy, from the detailed fireplace surround to the wall trims and arches. “They just don’t make homes like that anymore,” she says. “The level of detail is mind boggling—it’s the pulse of the house.” To adjust it to modern living while still harmonizing with its history, she worked with contractor Craddock Builders to design new elements, such as a large storage cabinet, formal dining table, and kitchen dining chairs in white oak and ash stained to complement the aged, patinated hue of the existing oak trim.

Compelling ceilings

When the mind wanders, it often has you looking at the ceiling—and these days they’re likely to be interesting.
“I’m seeing wood-clad ceilings and aged beams being added to new construction for warmth and depth and soul,” Tate-Giordano says. “I’m also seeing a revival of traditional ornamental ceiling treatments paired with spaces filled with more modern, clean-line furnishings, creating a beautiful juxtaposition.”
Rob Leechmeere, associate at Jonathan Tuckey Design in the UK, has seen a similar trend in non-residential spaces, but for more practical reasons. “We see quite a few coffered ceilings for acoustic reasons in commercial spaces,” he says. “People are looking for intimate dining or public spaces, and timber makes for a brilliant natural acoustic buffer.

Walls with whimsy

Steering away from the trend of devout minimalism, wall details are now well-and-truly welcome. “I think over the past few years, people have become more open to wall embellishments,” says AD PRO directory designer Kevin Greenberg of Space Exploration, whose projects of late have included Saraghina Caffe in Brooklyn. “I think you can thank—or blame—the widespread mania for Joseph Dirand and his Parisian projects for that.”
Greenberg and his team share a penchant for slender panel moldings that keep things simple, along with a chair or picture rail—or both. “We usually finish wall embellishments the same way we finish the walls—same color and sheen,” Greenberg says. “In our opinion, it creates a softer, more lived-in look. We make an exception for wainscotting, which we essentially treat as an overgrown base and finish it accordingly, generally a satin finish to match door casings.”
As for Leechmere, he says they’re still using a lot of fluted or scalloped panels in their projects. “They create datums—a sense of grounding—and give a durable wall finish.”

Carpentry with a conscience

Many of our experts are seeing a growing demand for wood with sustainable origins, including the distance the timber must travel.
“We see an insistence now for all timber products to be in some way certified as to their sustainable credentials,” Leechmere says. “Reuse and reclamation of timber products and objects is also becoming more prevalent in the industry. There has been a shift in thinking to see timber as a good way to sequester carbon from the atmosphere and lock it in beautiful objects or buildings—this only works, of course, if more trees are replanted to replace those felled.”
Cork is also prevalent among his more recent projects, he adds, due to its sustainability and versatility, while tropical woods are out of favor. “The environmental, social, and economic reality of using virgin tropical hardwoods now means it is quite unviable for a lot of projects. Due to these reasons, we would never specify these products. We see some furniture pieces still made from these trees, but are always careful to inform clients about the need to check their provenance.”

To paint or not to paint

Though Tate-Giordano was tempted to cover all the existing woodwork of the Queen Anne home with a coat of white paint, she resisted it. “I knew it was the wrong choice—I kept joking that I would probably be doomed to hell if I did,” she laughs. “The wood was the life of the home, so in this instance I chose to work with it.”
Still, it might not be appropriate for certain historic homes, but painted millwork has its modern charms. “We love it when clients are open to bold, expressive color in millwork, especially compositions that involve multiple colors,” Greenberg says. “We’re seeing more of that lately—cheerful hues and contrasting interior colors, or interiors finished with wallpaper or beadboard in a complementary tone. Those are the types of details that really make a project feel special.”

Here are some guidelines for creating an optimal locker room design:

Durable Locker Materials

Lockers are the centrepieces of any locker room, so the look and durability of their material are extremely important.

Students and gym users enjoy hygienic and well-maintained locker rooms, which are more achievable with phenolic and solid plastic lockers. Phenolic and solid plastic are two innovative locker materials that provide more value to your locker room.

Phenolic lockers are durable and water- and moisture-resistant, making them stand up well to heavy use and conditions near pools and showers while adding a sophisticated look. The lockers’ resistance to moisture helps prevent the growth of mould and mildew, while a smooth, nonporous finish ensures a hygienic, easy-to-clean and low-maintenance solution.

The primary goals of a well-planned floor design in locker rooms are to provide maximum space utilization while promoting efficient traffic flow, comfortable personal space, and high usability. Integrating a central circulation path in the layout can create a sense of openness and flow.  Providing users with dry locker spaces that are easy to access while being semi-private is ideal, as is providing private or semi-private changing areas in both wet and dry areas.

For small spaces, utilize vertical space with tall lockers or shelves to draw the eye upward, making the room feel taller. Bright, evenly distributed lighting can make a space feel larger. Strategically placing mirrors – especially LED mirrors – on walls can visually double the size of the room, and using lighter colours on walls and floors will reflect more light, making the space feel airy and open.

Traffic patterns also benefit by keeping the wet and dry vanity areas, showers and restrooms in a somewhat close and central location to help minimize dripping water that can cause slips and falls.

Keep it Clean

A consistently cleaned, sanitized and well-maintained locker room, shower area and restroom will go a long way toward impressing clientele and/or staff, encouraging them to utilize the facility and recommending it to others. The condition of locker room restrooms is key. A survey conducted by Bradley shows that the top restroom improvement requests include:  1) cleaning them more regularly and keeping them better stocked; 2) making everything touchless; and 3) always providing paper towels – even if there are dryers.

Finally, airflow must be able to pull the wet, moist and humid air from the area. Upgrading HVAC systems to address these conditions may be necessary to provide comfort for users and preserve materials and finishes in dry areas.

Over 1,000 study respondents who currently rent or own multifamily residences, or plan to do so within the next two years were analyzed in the report.

  1. The Impact of Proptech: $24.3 billion was invested in Proptech companies in 2021, attracting high-quality residents and offering enhanced amenities. Over 1 in 2 respondents would be willing to pay 1-10% more for property technology. 61% of respondents are comfortable using Proptech.
  2. Rise of Mobile Access Control: Mobile access control is popular, with 59% of respondents preferring places that offer it. The willingness to pay for mobile access control has increased by 82%.
  3. Amenities Based on New Behaviors: Free Wi-Fi is the top amenity, followed by affordability and proximity to work and school. Home security systems and smart home technologies are prioritized over fitness centers and pools.
  4. Value of Safety: Less than 1 in 3 respondents feel secure in all areas of their home. Electronic door locks connected to the internet have increased by 140%. Respondents are willing to pay more for smart doorbells, outdoor cameras, and mobile access control.
  5. Leasing Preferences That Convert: Inattentive property management is a deal breaker for 16% of respondents. Self-guided tours are well-received, especially by residents with higher incomes. Effective communication is crucial for attraction and retention.

Established in 1841, Queen’s University is one of Canada’s leading educational institutions, enrolling more than 24,000 students each year in post-secondary programs. Situated in Kingston, Ontario, the main campus resides on roughly 100 acres of land on the southwestern edge of downtown, interspersed with private homes, shops, and medical buildings. The campus is ladened with historical structures – original buildings that exude the rich history established over the years.

Located in the northern end of campus, on the former site of the Physical Education Centre and Jock Harty Arena, Mitchell Hall is a hub where every aspect of campus life intersects. Following an extensive $85 million restoration and renovation project completed in 2018, Mitchell Hall now includes three gymnasiums, a high-performance training centre, two multi-purpose classrooms, and office space for the Athletics & Recreation department. Based on its location, its space offerings, and the fact that Mitchell Hall is considered a critical artery for campus foot traffic and several high attending activities, the need to update the space to accommodate today’s hectic pace was in high demand.

The Challenge:

The original Physical Education Centre was in dire need of a refresh – an update to help with improved operation and use for modern-day university life. However, it was essential to maintain the building’s heritage intact by keeping much of the original structure, where possible. With partners, such as Allegion, the result was a striking balance of both yesterday and today.

With thousands of people passing through the doors and hallways each day (approximately 4,000-5,000 people enter and exit the building on average, with peak times seeing to 8,000-10,000 people) – leveraging the Mitchell Hall’s facilities or using the tunnel system to access other campus buildings – the need for high-quality, reliable door hardware and fixtures was vital. Retro-fitting an existing historical building in a way that could maintain the rich historical design but provide the modern-day amenities was the task at hand.

The Solution:

When you approach the Union Street entrance, you feel as if you’re back in time by the building’s original structure. The intricate stonework and masonry make their own architectural statement as you walk through the large, solid oak double doors. To ensure the central doorway was easily accessible for all and up to code without interrupting the overall historical look and feel, the doors were outfitted with interior hardware, concealed electric latch retraction vertical cables­­­­­­, and a concealed auto-door operator, all designed to withstand the rigours of daily campus life. Once inside the hall, the space brings you back to modern day with contemporary lines, bold colours, and the use of a variety of wall facades, panelling and fixtures. The school’s history is not forgotten, with unique elements added throughout. For example, the exposed brick wall from the original structure is integrated into the final design of the David H. Pakrui Lounge located on the main floor.

Allegion, a long-standing building product supplier of Queen’s University and their top provider for door hardware, played a crucial role in the modernization of Mitchell Hall. Various materials were used for doorways and entry points, requiring a mix of the proper hardware including hardware for a series of unique doors made from Western Red Cedar, a material not commonly used for door design.

The Result:

The transformation of Mitchell Hall took three years and was completed in 2018, becoming a key area for students, faculty, and visitors of Queen’s University. Although the space wasn’t utilized as planned during the early stages of the global COVID-19 pandemic, Queens opened Mitchell Hall as a vaccination clinic, once again, seeing hundreds of people pass through the doors each day. The space, built with solid structural materials and durable fixtures, now provides a balanced blend of the school’s historical past with the amenities and design of today.
